In 1984 Joe Brantley began his own company, as a one person operation, putting together groups of private investors to acquire multi-family apartments.  By the end of 1985, Mr. Brantley had purchased four multi-family and two affordable housing properties.  Initially the management of all the properties was contracted to third party property management firms. 

Following the success of the apartment properties, Mr. Brantley acquired four shopping centers and created Brantley Properties, Inc. to provide the property management for all the apartment and shopping center properties.  With the addition of an administrative assistant, the Company became a two-person operation.

In the 1990's the Company grew at a steady pace acquiring more properties and expanding its affordable housing management.   As of the beginning of 2014, the property management portfolio of the Company included 22 properties totaling over 4,000 units and 30 affordable housing properties totaling over 1,200 units.  The Company has grown to more than 130 team members.

In January 2014 the Company began operating under the name of Carlisle Residential Properties for the property management of its market rent properties, recognizing the fact that it is no longer identified with one particular individual but a team that is proud of its past success and poised for future growth through the acquisition and management of high quality apartments.  The Company will continue to operate under its legal name of Brantley Properties, Inc. for the management of its affordable housing communities.

Management Team

Joseph M. Brantley III, Chairman

Joe Brantley  is a graduate of the University of North Carolina at Chapel Hill.  After graduation he worked for the accounting firm of Price Waterhouse & Company and became a Certified Public Accountant (CPA).  In 1973 Mr. Brantley joined The Weaver Companies, a general contractor and real estate development firm located in Greensboro, NC, as Chief Financial Officer.  While at Weaver he was heavily involved in the creation and syndication of real estate investment partnerships involving apartment properties.  After leaving Weaver he formed Brantley Properties, Inc. in 1984.  As Chairman, Mr. Brantley remains actively engaged in all aspects of the Company's operations.

Matthew M. Rankin, President & CEO

Mr. Rankin joined Brantley Properties, Inc. in April, 2010.  Prior to joining the firm, Matthew spent 12 years with Wells Fargo and its predecessor, Wachovia Bank.  He served as a Senior Vice President and Relationship Manager within the Commercial Banking group in the Piedmont Triad Region where he was responsible for managing a portfolio of middle market companies in Greensboro and High Point, NC with total exposure of more than $350 Million.  Matthew graduated from St. Christopher's High School in Richmond, VA in 1991.  He served in the US Army at Ft. Bragg until 1994 and graduated from The University of North Carolina at Greensboro in 1998 receiving a Bachelor of Science Degree in Marketing. Effective January 1, 2012, he was promoted to President and CEO.

Eileen G. Fitzgerald, CPA, Chief Financial Officer

Ms. Fitzgerald joined Brantley Properties, Inc. in May 2013 and serves as Chief Financial Officer.  Prior to joining Brantley, Ms. Fitzgerald served as Vice President – Operations/Asset Accounting and Finance at Bell Partners, Inc., one of the largest multi-family management companies in the U.S.  While at Bell, Ms. Fitzgerald managed a team of over 40 accounting professionals and was responsible for reporting and renovation accounting.  Prior to Bell Partners, Ms. Fitzgerald held a variety of financial and executive positions with several diversified entities including Boots Retail International and Scheufelen North America, Inc.  Ms. Fitzgerald holds a BBA in Financial Accounting from Iona College and is a Certified Public Accountant.

B. Kevin Thompson, Chief Marketing Officer

Mr. Thompson joined Carlisle Residential Properties in 2018, bringing over twenty-five years of diversified marketing expertise in both the multifamily and consumer packaged-goods industries.  As CMO of Carlisle Residential Properties, he is responsible for conceptualizing and executing both corporate and property marketing strategies, including oversight of media planning & advertising, reputation management, public relations & corporate communications.  Prior to Carlisle, he headed up the marketing efforts at both Bell Partners and AvalonBay Communities, totaling nearly 120,000 apartment homes across the country.  Mr. Thompson has helped market and brand many well-known products such as Fruit of the Loom,  BVD,  Iams and Eukanuba pet foods, and Embassy Suites hotels.  He is a regular speaker at many industry conferences, has been published in several multifamily publications, is a member of the Zillow Advisory Board, and is Vice-Chairman of the NMHC Marketing Committee.   Mr. Thompson is a 1988  graduate of Western Kentucky University, an avid fly fisher, kayaker, and a lifelong fan of Captain America.

Kena Sims, Vice President - Operations

Ms. Sims joined Carlisle Residential Properties in November 2017 and serves as Vice President, Operations.  She brings extensive knowledge and experience with over 19 years in the multi-family industry. Ms. Sims is responsible for guiding the company’s operational strategy to drive performance of approximately 5,000 apartment homes throughout the Carolinas.  Prior to joining Carlisle, Ms. Sims served as an Area Vice President at RAM Partners, LLC, where she was employed for 16 years.  Throughout her career, Ms. Sims has received numerous awards including Property Manager of The Year, Leadership of The Year, Outstanding Achievement of The Year, TAA Best NOI turn around, and Area Vice President of The Month.  Ms. Sims earned her Certified Apartment Manager (CAM) from National Apartment Association in 2013.  She is active with the Piedmont Triad Apartment Association and currently serves on the Board of Directors.
